Situated on 28 acres of land (11.3 hectares) this 1,356 square foot house has one and a half baths, beautiful tile floors and a large walk-in closet. The view to the east through tall windows looks out over a valley to distant mountains. As the sun rises each morning, the sight is worth being awake for.
The house has an open floor plan of two rectangles separated by a large atrium. One side of the house is the area for kitchen, dining and living room. The other is for the bedroom, large bath and sitting area. The one-bedroom suite could easily be converted to smaller rooms by the addition of walls.
LOCATION
Two hours (70 km, 42 miles) from San Jose and one hour from the Pacific beaches, places this property at easy access to cultural, recreational and professional services.
At an altitude of about 870 meters (2,554 feet), year-round temperatures vary from 20 to 30C (70s to mid-80s F). Neither heating nor air-conditioning is needed. Unlike the high costs of air conditioning at sea level, in the mountains, ceiling fans provide enough cooling.
The border of the national park, La Cangreja, is about a kilometer away. Scarlet macaws fly overhead as they travel a biological corridor. Some people prefer to live in cities, but for those who enjoy tranquility, abundant natural spring water, pure air, organic farming possibilities and affordable costs, this is just perfect.
The town of Santiago de Puriscal is 45 minutes away. It is the county seat with shopping, restaurants, medical and other professional services. A bus providing round trip transportation several times a day stops two miles from the property. A public health clinic is in the next village, and a new public hospital is within an hours’ drive
ORGANIC
The land has been free of chemicals since 2000 and is suited to producing a large variety of organic foods, including excellent coffee. Many kinds of fruit trees are scattered across the land. Roughly a quarter of the land is forested, with some primary forest, much secondary forest and some more recently planted trees. Dozens of espavel, planted in 2004, are maturing, and the old growth trees include guachipelin, cristobal and many other species..
TERRAIN
The terrain is irregular: partly gently sloping, one steep part, large undulating areas and a large flat portion. A geological study shows that earthquakes are not a risk and do not present restrictions as to where homes can safely be built. Up to three hectares along the 570 meters of public road could be sold as lots at a much higher cost per meter than the per meter cost of the whole farm, and still leave a lot of road frontage and land for enjoyment by the owner. The north and south sides of the property are roughly bordered by two small rivers/creeks.
DEVELOPMENT POTENTIAL
The property is well-suited for development of a recreation business – hiking, backpacking, birding, horse trail riding, and much more. Organic farming could include not only food production, but medicinal herbs. One area along the eastern ridge would be excellent for small cabins.
A bed and breakfast would have no competition for many miles except (as far as I know) for some very rustic, cold water accommodations open to mosquitos. Another opportunity would be to develop a center for learning, culture, language, environmental or spiritual studies.
The house has some built-in furnishings that need to be replaced, mainly wood cabinets and in the bathtub area. Rather than trying to guess a buyer’s needs, the owner is leaving those repairs undone for now to allow flexibility and to negotiate a solution that is good for the buyer.
Another possibility when thinking about developing the property is that the owners of the four-bedroom home along the road (the current caretakers) may be open to selling. If so, this would add to the purchase price and could be part of a package deal. Their home is the last picture in the sequence.
Price:$149,000
