Condominium advances and strengthens Limon economy

Condominios del Parque Caribe is refining the last details to finalize the construction of its second stage in downtown Limón.

This luxury real estate project is unique in the area and is funded in this second phase by Banco Nacional. It is made up of four phases; the first one consists of two buildings, which are already finished and completely occupied, while the second one is under construction.

The total investment of the four phases represents a sum of more than $30 million that comes from capital contributions from developers and bank financing. This project has generated dozens of jobs in the area, as one of its pillars is to promote the employability of citizens of that province, both in the construction process and in its offices.

Currently, the new stage is progressing. Building C already has all its “gray work” and roof complete and is in the process of details and finishes. In addition, beautification works are being carried out in the surrounding areas and gardens for the enjoyment of new residents. These new buildings will have beautiful views toward the forest and the sea.

On technical issues, the project seeks to fully comply with all safety requirements.

“In the construction of projects of this type, we must be extremely cautious, study the specific area and analyze the various possible scenarios, not only to fulfill what the law requires. Here we are taking advantage of all the space correctly to offer the best conditions of the tropics and at the same time to offer luxury apartments with accessible financing,” explains Eduard Morgan, Project Management Partner.

Design adapted to the area

Having a wooded area around the tropics, the apartments were designed vertically to take advantage of the nature. This enhanced the opportunities for residents to enjoy the weather and the views, hence each building was located looking for adequate and striking panoramas. Covered terraces were designed, as well as large balconies; this allows you to enjoy breakfast outside the apartment or rest in the afternoon in the middle of the Caribbean breeze.

The land consists of eight hectares and only four will be used for construction, so tenants enjoy half of the tropical forest land for recreation and environmental protection. It was designed as a ring around a large central green area, which refreshes and gives scenic value — hence its name, “Del Caribe Park.”

Condominios del Parque CaribeGiven the characteristics of the Atlantic zone, projects such as CDPC need to guarantee and go further in aspects such as adequate security in case of natural disasters, such as earthquakes and floods, in addition they strictly comply with the requirements of the Seismic Code of Costa Rica, the Electrical Code and all regulations on fire prevention and human security of the NFPA.

These condominiums feature contemporary designs, luxury finishes, high-tech security with a booth and 24-hour surveillance, with a single entrance and security guards of one of the most recognized companies nationwide, closed circuit TV and cameras, intrusion sensors, large green areas, playground, gym, clubhouse and soon amenities such as multipurpose court, ranches, running trails and outdoor activities will be included, in order to enjoy bird watching, sloths and lush vegetation.
