When people think about buying or selling property in Costa Rica today, they often picture property portals, real estate agents, Realtors and international buyers searching online for their dream home.
But that isn’t how Costa Rica built its property market.
For generations, Costa Ricans sold property through their communities. A simple “Se Vende” sign outside the gate. A conversation with a neighbour. A recommendation from a friend. Trusted lawyers handling the legal side of the sale. It wasn’t unusual. It was simply the Costa Rican way.
As Costa Rica became one of the world’s most desirable places to live, retire and invest, the property market naturally evolved. International buyers needed guidance through an unfamiliar legal process, language and culture, and real estate agents and Realtors became an important part of helping people buy property in Costa Rica with confidence.
For many homeowners, that remains exactly the right choice.
But somewhere along the way, one long-standing Costa Rican tradition quietly lost its place.
The professional private seller.
“Living in Costa Rica changed the way I looked at property,” says Wayne Johnson, founder of Slide’N Doors.
“I’d bought and sold property before, but Costa Rica felt different. There was a real sense of community. People trusted each other. Neighbours helped neighbours. That independent spirit is part of what makes this country so special.”
Wayne says he often met homeowners who weren’t trying to avoid real estate professionals. They simply wanted another option.
“Some people genuinely enjoy showing buyers around their home. They know every room, every fruit tree, every sunset from the terrace and every reason they fell in love with the property.
They weren’t asking how to avoid commission. They were asking why choosing to sell privately meant having fewer professional ways to market one of the biggest investments of their lives.”
That simple question stayed with him. Not as a business plan, but as an idea that refused to go away.
About a year ago, he decided to stop thinking about it and start building something.
“People often think the only alternative to using a Realtor is Facebook Marketplace,” Wayne says. “Facebook is brilliant at connecting people, and it proves there’s huge demand for private property sales. But selling a home there can feel a bit like selling a luxury watch at a busy flea market. The right buyer might be there, but your property is surrounded by sofas, bicycles and children’s toys. One of the biggest financial decisions of your life deserves a platform built specifically for property.”
For Wayne, that became the mission behind Slide’N Doors.
Not to replace real estate agents, but to stand alongside them by giving homeowners another professional option.
“The choice shouldn’t be whether your property gets seen,” he says. “It should simply be about choosing the way you want to sell your home.”
As our conversation continued, Wayne explained that the inspiration behind Slide’N Doors wasn’t technology.
It was Costa Rica.
“The longer I lived here, the more I realised Pura Vida isn’t just a saying. It’s a way of thinking. It’s about community, trust, independence and people looking after one another.
As Costa Rica grows, many people naturally worry about losing some of the traditions and culture that make this country so unique.
I didn’t build Slide’N Doors to change the Costa Rican way of selling property.
I built it because I was inspired by it.
I wanted to create a modern platform that reflects those same values. A business that puts people and choice at its heart. Technology that supports communities rather than replaces them. Giving homeowners more choice while continuing to respect the important role that real estate professionals play.”
Progress doesn’t have to mean leaving tradition behind. Sometimes the best ideas are simply old Costa Rican values, given the tools to thrive in a modern world.
Every day, buyers from around the world search for Costa Rica homes for sale, investment opportunities, retirement properties and beachfront homes. Wayne believes they should be able to discover professionally presented private listings alongside properties represented by experienced Realtors, giving buyers more choice while allowing homeowners to decide how they wish to sell.
As our conversation came to an end, one final question seemed obvious.
Is Slide’N Doors trying to change the way Costa Rica sells property?
Wayne smiles.
“No.
Costa Rica has always understood the value of community, trust and doing things your own way. Those values inspired every decision we made while building Slide’N Doors.
Technology should never replace a country’s culture.
It should help preserve it.
If people see Slide’N Doors as a modern expression of the values Costa Rica has believed in all along—people first, community first and always Pura Vida—then I’ll know we’ve built something worthwhile.”
