The Area

The property is located approximately 2 hours drive south from the International Airport in Liberia just above the town of Carmona on Hwy 21 south in the Nicoya Peninsula.

Located in the hills above the town of Carmona, the Bar/Restaurant sits at an altitude of 1700 feet above sea level.

Carmona is a district and town in the canton of Nandayure, Guanacaste Province. The district has a population of around 2,500 people..

The clientele is primarily locals with the occasional tourist passing through; this is a fairly remote/rural very safe area of Costa Rica.

Currently Leased

The bar has shown a good profit, depending on the season.

The Business is currently open with operations leased out to third party, providing a modest income stream.

The lessee makes his salary/earnings with the business proceeds and pays the rent and other expenses with what is left over.

Future Expansion

The obvious next step would be to expand with cabinas in hopes of attracting over nite guests.

There is ample room (1 hectare) for future construction of 6 cabinas to supplement income all with the same magnificent views, or maybe that dream retirement home. One pair of Cabinas, side by side, could be constructed for about $12,000, maybe less.

Convert to Full Residence

There is also the possibility of closing the business and converting the structure to a full residence. The owner had intended to do this and still has the plans.

Current Living Quarters

There is a small living quarters situated upstairs, and are rather simple; a comfortable room with closet space and full bath area.

Since opening, a freestanding room has been constructed behind the bar, which is like a small living area for the operator to spend some off time.

Outside, there is a nice garden area with hammock.
